What managing property in Middleton actually involves

Middleton's condominiums are townhouse and garden-style communities built from the 1980s onward, including over-55 communities with their own roads, clubhouses and landscaping contracts. There are very few rental buildings of three or more units. Boards here are usually volunteer trustees managing a six-figure budget who want a manager to handle the vendors and the books.

Town departments are at Middleton Town Hall on South Main Street. Route 114 is the commercial spine, with small office and retail buildings near the Ferncroft area and the Danvers line. The town has no commuter rail.

What owners in Middleton deal with

Middleton's Board of Health has its own wastewater regulations on top of the state's Title 5 code, which condo boards with shared septic systems deal with. No soil absorption system can be built within 100 feet of a wetland resource area, and resource areas cannot be filled to gain that setback. Where a system's design flow exceeds 2,000 gallons per day, the leaching area must be split into two systems, each taking half the flow. A maintenance contract must be provided before a certificate of compliance is issued, and as-built plans are due within 30 days of completion. Where a property has both a septic system and a private well, a full water quality analysis of the well is required at the Title 5 inspection. Building, electrical and plumbing permits are filed online through the town's Citizenserve portal.

Middleton questions

Do you manage over-55 condo communities in Middleton?

Yes. Age-restricted communities have the same needs as any association: budget, reserves, vendors and clear financials, plus rules the board wants applied fairly and consistently.

What do you charge a Middleton association?

From $50 per unit per month, varying with the size of the community, with every other fee listed in the agreement.

What does a Title 5 inspection in Middleton involve when the property has a well?

The Health Department requires a full water quality analysis of the well at the time of the Title 5 inspection. A certified well driller or independent contractor, not the owner, collects the sample, a state or EPA certified lab tests it, and the inspector files the results with the inspection report.
