What managing property in Boxford actually involves
Boxford is single-family on one, two and four acre lots, with a small number of condominium communities, some age-restricted, near the Topsfield and Georgetown lines. Rental buildings of three or more units essentially do not exist. Boards here manage private roads, septic systems and landscaping more than buildings.
Town departments are at Boxford Town Hall on Spofford Road. The town has no commuter rail or commercial strip; Route 95 and Route 97 pass through it.
What owners in Boxford deal with
Boxford has no town water department or public sewer, so buildings rely on septic systems and on private wells or small private water systems. The Board of Health's Chapter 201 regulations add local setback and groundwater requirements on top of state Title 5, and have a separate article on inspections and upgrades for systems within 300 feet of a Great Pond. The town's Wetlands Protection Bylaw, adopted at the 1986 Town Meeting, states that it is stricter than the state Wetlands Protection Act, covers a 100-foot buffer zone and vernal pools, and treats each day of a violation as a separate offense.

Switching managers, or done doing it yourself?
Most Boxford owners and boards call us for one of two reasons: their current manager has gone quiet, or running the building themselves stopped being worth the evenings. We take over without a gap, from 6% of rent or $50 per door. How switching works · What a manager takes off your plate · Free rental analysis
Boxford questions
Do you manage condo communities in Boxford?
Yes, associations of six units and up, including communities whose main work is private roads, septic and landscaping.
Are Boxford's wetlands rules stricter than the state's?
Yes, by design. The Boxford Wetlands Protection Bylaw says it sets standards stricter than the state Wetlands Protection Act. It covers a 100-foot buffer zone, vernal pools and isolated wetlands of 5,000 square feet or more. The Conservation Commission reviews the work.
Are there extra septic rules near Boxford's ponds?
Yes. Chapter 201 of the Board of Health regulations has a separate article for septic systems within 300 feet of Great Ponds, covering inspection of existing systems, failure criteria, upgrades and reinspections. The Board of Health administers it on top of state Title 5.
Local rules change. Information about Boxford ordinances and offices was checked in October 2026 and is general information, not legal advice. Confirm current requirements with the city or town before relying on them.
