Property management in Peabody, MA
Peabody has more mid-size condominium communities than almost any town we serve, and that is why it is one of our priority cities. Copper Bottom manages associations and rental property across the North Shore and is taking on Peabody boards of six units and up and owners of three or more rental units near downtown. We are twenty minutes away in Marblehead.

Rental property management →What managing property in Peabody actually involves
Peabody's condominium stock was largely built in the 1970s and 1980s: garden-style and townhouse communities along Lowell Street, in West Peabody and off Route 1, often with twenty to one hundred fifty units, aging roofs and parking lots, and boards that have been run by the same two volunteers for years. Downtown Peabody, around Peabody Square and Main Street, has two and three family houses and small apartment buildings, many held by investors. South Peabody and West Peabody are mostly single-family. The mix makes Peabody a condo-first market for us, with rental buildings close behind.
City offices are at Peabody City Hall on Lowell Street. Peabody runs its own electric utility, the Peabody Municipal Light Plant, which changes how we set up utilities on a turnover compared with National Grid towns. The Northshore Mall, Centennial Park and the Route 1 and Route 128 corridors make up one of the largest commercial districts on the North Shore.

Switching managers, or done doing it yourself?
Most Peabody owners and boards call us for one of two reasons: their current manager has gone quiet, or running the building themselves stopped being worth the evenings. We take over without a gap, from 6% of rent or $50 per door. How switching works · What a manager takes off your plate · Free rental analysis
Peabody questions
Our Peabody condo community has 60 units. Is that too big for you?
No. We manage associations from six to one hundred fifty units. For a community that size we set up a full annual budget, reserve planning and monthly financials in the portal for every trustee.
Do you handle capital projects for Peabody condos, like paving and roofs?
Yes. We plan the project with the board, collect bids, manage the contractor and schedule, and charge a 10% project management fee on outside-contractor capital projects over $5,000. Smaller repairs are handled by our own maintenance team at an hourly rate listed in the agreement.
Do you manage rental buildings in downtown Peabody?
Yes, buildings of three units and up. Rent collection, maintenance, leasing and monthly statements are included; the fee starts at 6% of rent.
Local rules change. Information about Peabody ordinances and offices was checked in October 2026 and is general information, not legal advice. Confirm current requirements with the city or town before relying on them.
