Property management in Salem, MA
Salem is where Copper Bottom gets the most calls from condo boards, and we manage associations and rental buildings across the city today. A typical Salem client is a six to twenty unit condominium trust in a converted downtown or McIntire District building whose volunteer treasurer is done, or an owner of a three to twelve unit building in the Point, North Salem or near Salem State who is tired of being the one who answers the phone. We handle the books, the owners, the tenants and the maintenance from an office fifteen minutes away in Marblehead.

Rental property management →What managing property in Salem actually involves
Salem's housing is older and denser than most of the North Shore. Downtown, Derby Street and the McIntire District are full of eighteenth and nineteenth century houses that were converted into condominiums, usually four to twelve units with shared roofs, shared boilers and a trust document written in the 1980s. The Point, along Lafayette Street, and parts of North Salem are triple-deckers and small apartment buildings, many held by owners who live elsewhere. South Salem near Salem State University has steady student and staff demand. There are larger condo communities too, along with newer apartment buildings near the commuter rail station, but the six to twenty-four unit association and the small multi-family are where a local manager earns its fee.
City departments are at Salem City Hall on Washington Street and the City Hall Annex next to it. Salem registers short-term rentals and requires them to follow its short-term rental rules, which matters if an owner is weighing a furnished unit against a year-round tenant; we manage year-round rentals only. Much of downtown sits in a historic district, so exterior condo projects often need Historical Commission review. October brings Haunted Happenings and enough visitors that deliveries, contractor parking and move-ins downtown have to be planned around it. Salem Harbor, the commuter rail and the ferry make the city a strong rental market year-round.

Switching managers, or done doing it yourself?
Most Salem owners and boards call us for one of two reasons: their current manager has gone quiet, or running the building themselves stopped being worth the evenings. We take over without a gap, from 6% of rent or $50 per door. How switching works · What a manager takes off your plate · Free rental analysis
Salem questions
What does condo management cost in Salem?
Our association fee starts at $50 per unit per month and varies with the size of the building. Onboarding is one month's fee. Repairs by our own team, inspections, 6(d) certificates and extra meetings are listed in the agreement so the board sees every number before it signs.
Do you manage buildings in the Point or North Salem?
Yes. We manage rental buildings of three units and up anywhere in Salem, including the Point, North Salem, South Salem and downtown. A member of our team speaks Spanish, which helps with many Salem tenants.
Our Salem condo trust is only eight units. Will you take us?
Yes. Associations of six to twenty-four units are the ones we are built for. Many larger firms turn them down; we think they are the best clients we have.
Local rules change. Information about Salem ordinances and offices was checked in October 2026 and is general information, not legal advice. Confirm current requirements with the city or town before relying on them.
