For rental owners
What areas do you serve?
37 towns on the North Shore, in the Merrimack Valley and in Boston's northern neighborhoods, from our office in Marblehead. Salem, Lynn and Swampscott are closest. See every town.
What size buildings do you manage?
Rental buildings of three to fifty units. We do not manage single-family homes as a rule, rooming houses, or short-term rentals.
What do you charge?
From 6% of rent for rental buildings, from $50 per unit per month for associations, with leasing, repairs and every other fee listed on the pricing page and in the agreement.
Do I have to approve every repair?
No. Repairs up to $500 are handled without a call. Above $500 we ask you first, except in a true emergency.
How do I see how my property is doing?
A statement every month, and the owner portal any time for statements, invoices and reports.
Can I switch from another management company?
Yes. We read your current agreement's notice terms, collect the deposits, records, keys and vendor contacts, tell tenants and vendors, and take over without a gap. How switching works.
Do you work with Section 8 and other housing vouchers?
Yes, routinely.
Do you speak Spanish?
Yes. A member of our team speaks Spanish with tenants and owners who prefer it.
For condo and HOA boards
Does the board still make the decisions?
Yes. The trustees set budgets, approve spending above the limit in the agreement, choose contractors for capital projects and make policy. We carry out the work, keep the records and report back monthly.
What is the smallest association you manage?
Six units. Associations of six to twenty-four units are the core of our work, and we manage communities up to one hundred fifty units.
Can you prepare 6(d) certificates when a unit sells?
Yes. We prepare the certificate of unpaid common charges under M.G.L. c. 183A, s. 6(d) from the association's records with two business days' notice, for $200. Our 6(d) guide.
How do owners pay condo fees?
Online through the resident portal. Late notices go out on the 10th and the board sees collections in the monthly report.
Where is the association's money kept?
In the association's own bank accounts, with the bank statements posted to the portal every month.
How long is the agreement?
One year, renewing automatically, and either side can end it with 30 days' written notice.
For residents
How do I pay rent or HOA dues?
Log in to the resident portal to pay online. If you have not set up your account, call the office and we will help.
How do I request maintenance?
Submit a request through the resident portal so it is logged and tracked. For an emergency like flooding, no heat or a gas smell, call the 24/7 maintenance line at (781) 653-7238. If you smell gas, leave the building first and call 911.
Do you have Spanish-speaking staff?
Yes. Hablamos español.
