Property management in Lowell, MA
Copper Bottom manages property in Lowell today and takes on rental owners and condominium boards across the city. Lowell is the largest city in the Merrimack Valley and one of the most varied rental markets we serve: converted mills and new condos downtown, two to twelve unit buildings in the Acre, Back Central, Centralville and the Lower Highlands, and student and staff demand from UMass Lowell in Pawtucketville. The city also requires a rental unit inspection certificate for rental units, which owners from out of town often learn about from a fine.

Condo association management →What managing property in Lowell actually involves
Lowell's rental stock runs from nineteenth-century mill buildings along the canals and the Merrimack, now lofts and condominiums, to wood-frame two to twelve unit buildings in the Acre, Back Central, Centralville and South Lowell, to apartment buildings near the university in Pawtucketville. Belvidere and the Upper Highlands are more single-family. Lowell's tenants include large Cambodian, Latino, Brazilian and African communities, and condo associations downtown range from six-unit conversions to large mill buildings with their own management problems: elevators, sprinklers, parking and reserves that never caught up with the building.
Lowell's Division of Development Services at City Hall on Merrimack Street issues rental unit inspection certificates; the city's application lists a $50 per unit fee and says an expired or unrenewed certificate may result in a fine of $300 per unit. Lowell also limits a single unit to no more than three unrelated occupants, which matters for owners renting near the university. We handle the certificates, the inspections and the renewals for every Lowell unit we manage. The Hamilton Canal Innovation District and the Gallagher Transportation Center keep downtown demand growing.

Switching managers, or done doing it yourself?
Most Lowell owners and boards call us for one of two reasons: their current manager has gone quiet, or running the building themselves stopped being worth the evenings. We take over without a gap, from 6% of rent or $50 per door. How switching works · What a manager takes off your plate · Free rental analysis
Lowell questions
Do you handle Lowell's rental unit inspection certificates?
Yes. We apply for the certificate, meet the inspector, fix anything on the report and track renewals, so the owner never pays a per-unit fine for a lapsed certificate.
Do you manage student rentals near UMass Lowell?
We manage year-round rental buildings of three units and up, including buildings in Pawtucketville and the Acre with student tenants. We follow Lowell's occupancy limits in every lease.
Will you take a Lowell mill-building condo association?
Yes. Mill conversions with twelve to one hundred fifty units are a good fit for us, especially when the board needs a real budget, reserve plan and a manager who answers owners.
