Property management in Chelsea, MA
Copper Bottom manages property in Chelsea today and takes on new rental owners and condominium boards across the city. Chelsea is just over two square miles with tens of thousands of residents, which means triple-deckers, brick apartment blocks and mixed-use buildings packed close together, a largely Spanish-speaking tenant base, and a city inspection program that requires a Certificate of Habitability before a vacant unit can be re-rented. Owners who try to run Chelsea buildings from a distance learn about that rule the hard way; we handle it as a routine part of every turnover.

Condo association management →What managing property in Chelsea actually involves
Chelsea's housing is mostly two to twelve unit buildings: wood-frame triple-deckers in Prattville and around Bellingham Square, brick apartment buildings near Broadway, condominiums at Admiral's Hill and in the Box District, and storefronts with apartments above along Broadway and Washington Avenue. Many buildings are owned by investors in other towns or held in LLCs and trusts. Demand is constant because of the Silver Line, the Tobin Bridge and jobs in Boston and at the airport, and because Chelsea's rents remain lower than Boston's.
Chelsea's Housing Code Ordinance, in effect since April 2014, requires an inspection and a Certificate of Habitability from the Inspectional Services Department before a vacant rental unit is rented to new tenants, and every rental unit is to be inspected at least every five years. The city lists a $50 initial inspection fee, covers rented condominium units and units owned by trusts and LLCs, and exempts only owner-occupied units held in the owner's own name. The ISD is at Chelsea City Hall on Broadway. We schedule the inspection as soon as a tenant gives notice so the unit is certified by the time the next lease starts.

Switching managers, or done doing it yourself?
Most Chelsea owners and boards call us for one of two reasons: their current manager has gone quiet, or running the building themselves stopped being worth the evenings. We take over without a gap, from 6% of rent or $50 per door. How switching works · What a manager takes off your plate · Free rental analysis
Chelsea questions
Do you handle Chelsea's Certificate of Habitability inspections?
Yes. When a tenant gives notice we book the ISD inspection, meet the inspector, fix anything on the list and keep the certificate on file, so the unit can be re-rented on time.
Do you manage buildings owned by an LLC or a trust in Chelsea?
Yes. Most of the buildings we manage are owned through an LLC or trust. We set up the owner portal and statements for the entity and send disbursements where you tell us to.
