Property management in Lynn, MA

Copper Bottom manages a five-unit rental building in Lynn and condominium associations and rental property across the city. Lynn is the largest city on the North Shore, with more two to twelve unit rental buildings than anywhere else we work, a growing condo market in the Diamond District and downtown, and a rental registration and inspection program that catches owners who are not paying attention. We handle all of it from fifteen minutes away in Marblehead, with Spanish-speaking team members for the many Lynn tenants who prefer it.

What managing property in Lynn actually involves

Lynn's rental housing is mostly triple-deckers and small apartment buildings in West Lynn, East Lynn, the Highlands and around downtown, with converted shoe-factory lofts and newer apartment buildings near the commuter rail station. The Diamond District, along Lynn Shore Drive and the streets behind it, is full of large Victorian houses converted to condominiums, and that is where most of Lynn's six to twenty-four unit associations are. Many Lynn buildings are owned by investors who live in other towns, which is exactly the owner who benefits most from a manager who is physically nearby and answers the phone.

Lynn requires owners of long-term rental units, including rented condo units, to register them with the Inspectional Services Department at City Hall every year and to have them inspected every five years. The city lists an initial registration fee of $25, an annual renewal of $15 per unit, a $100 inspection fee and a fine of $300 for each day a rental property is not registered. We register and track every Lynn unit we manage so an owner never finds out about the ordinance from a fine. City departments are at Lynn City Hall on City Hall Square; the Lynn Housing Authority and Neighborhood Development office handles the city's voucher programs, which we work with routinely.

Do you handle Lynn's rental registration and inspections?

Yes. We register every unit we manage with Lynn Inspectional Services, track the five-year inspection cycle and meet the inspector, so the owner does not have to.

Yes. A member of our team speaks Spanish, and we communicate with tenants in the language they prefer.

What does management cost for a Lynn triple-decker or six-unit?

From 6% of rent for buildings of three or more units, with a $500 repair approval limit and every other fee written into the agreement. Ask for a free rental analysis and we will tell you what the units should rent for too.
