What managing property in Lynnfield actually involves

Lynnfield's multi-unit housing is almost entirely condominiums: townhouse and garden-style communities off Route 1 and Salem Street, newer condo and apartment buildings around MarketStreet Lynnfield, and a few conversions in the town center. There are very few rental buildings of three units or more. Boards here manage shared roads, landscaping contracts and clubhouses alongside the buildings themselves.

Town departments are at Lynnfield Town Hall on Summer Street. MarketStreet Lynnfield and the Route 1 corridor are the commercial centers, with small office and retail buildings around them. Lynnfield has no commuter rail; Route 1, Route 128 and Route 95 define it.

What owners in Lynnfield deal with

Lynnfield's Health Department, at Town Hall, 55 Summer Street (781-334-9480), runs pre-rental inspections. The fee is $100 per inspection and $30 per re-inspection, and a unit that passes gets a signed Certificate of Fitness for Human Habitation. Inspectors apply the State Sanitary Code and set a deadline to correct each violation. Short-term rentals are prohibited in town, and a Land Court judge upheld that prohibition in 2018. Water comes from two separate districts: the Lynnfield Center Water District serves the northwest two-thirds of town with well water, and the Lynnfield Water District serves the southeast third, so the bill and any watering rules depend on where a community sits. Sewer service for MarketStreet Lynnfield runs under an MWRA agreement that also involves the town of Wakefield.
