Rental property management →What managing property in Saugus actually involves
Saugus is mostly single-family, with its multi-unit housing in condominium communities along Lincoln Avenue, around Cliftondale Square and Saugus Center, and in newer developments off Route 1. Older two and three families sit near the Lynn and Revere lines in East Saugus. Many Saugus associations were built in the 1980s and are facing roofs, siding and paving at the same time.
Town departments are at Saugus Town Hall on Central Street. Route 1 is one of the busiest commercial corridors north of Boston. Saugus has no commuter rail, so rental demand follows the bus routes to Lynn and Boston and the Route 1 employers.
What owners in Saugus deal with
Saugus curbside trash pickup covers houses of up to three families. Under Board of Health regulations, apartment houses, condominiums, town houses and other multi-unit developments are treated as commercial, so owners and associations hire their own hauler, who must be licensed through the Board of Health, and recyclables must be separated. The Board of Health, at 298 Central Street, Suite 9 (781-231-4117), lists housing and dwelling units among what it inspects. Short-term rentals are a zoning matter here: an April 2019 Special Town Meeting article defined them as stays of 31 days or less and prohibited them in residential districts, allowing them only by special permit in business and industrial districts. In 2024 Town Meeting also formed an Apartment Inspection Committee to study whether the town should inspect apartments more closely.

Yes, associations of six units and up, from $50 per unit per month.
Does the Town of Saugus pick up trash at condo complexes?
Town curbside collection covers dwellings of up to three families. Board of Health regulations class apartment houses, condominiums and town houses as commercial, so the owners or association hire a private hauler, who must be licensed through the Board of Health. Can units in Saugus be rented short term?
Town Meeting voted in 2019 to ban short-term rentals, defined as stays of 31 consecutive days or less, in residential areas. The warrant article allowed them only by special permit in business and industrial districts. Check with the town before listing a unit.
