Property management in Nahant, MA

Copper Bottom is taking on condominium boards and rental owners in Nahant. Nahant is the smallest town in Massachusetts by land area, a peninsula reached by a single causeway from Lynn, and its multi-unit housing is a small set of converted summer houses and condominium buildings that face the weather head on.

What managing property in Nahant actually involves

Nearly all of Nahant is single-family, with its condominiums in converted Victorian summer houses and a few purpose-built buildings near Nahant Road and the beaches. The buildings take the full force of coastal storms, so roofs, decks, siding and seawalls dominate every association budget, and reserve planning is the difference between a manageable dues increase and a special assessment after a nor'easter.

Town departments are at Nahant Town Hall on Nahant Road. Exterior work near the water usually needs Conservation Commission review, which we plan for. Nahant is a short drive from Lynn and from our Marblehead office.

What owners in Nahant deal with

Every short-term rental in Nahant must be registered with the town and renewed each year by January 1, and a short-term rental that is not owner-occupied is allowed only in a Business district, with a Special Permit from the Board of Appeals. Registrations go to Inspectional Services at Town Hall, 334 Nahant Road, which also issues building, electrical, plumbing and gas permits and takes applications for certificates of inspection for multiple dwellings. Starting work without a permit triples the application fee. The town's 2024 Housing Production Plan notes that Nahant has a sewer system with 13 wastewater pumping stations, that wetlands cover the entire coast and the causeway, and that development in FEMA flood zones falls under a flood overlay district with added review. MBTA bus route 439 runs between Nahant and Wonderland Station.
