Property management in Lawrence, MA
Copper Bottom is taking on rental owners and condominium boards in Lawrence. Lawrence is a mill city on the Merrimack with some of the densest multi-family housing in the state, a largely Spanish-speaking population, and an inspectional services department that takes code enforcement seriously. Owners who live outside the city need a manager who is on site, answers in Spanish when that is what the tenant speaks, and keeps the building ahead of the inspector.

Condo association management →What managing property in Lawrence actually involves
Lawrence's housing is mostly two to twelve unit wood-frame buildings built before 1930 in Tower Hill, Prospect Hill, South Lawrence and the Arlington district, plus brick mill buildings along the river that have been converted to apartments and lofts, and the storefront-with-apartments buildings along Essex and Broadway. Lead paint, old mechanicals, shared meters and tight parking are standard. Condo associations are fewer, mainly in mill conversions and newer downtown buildings.
City departments are at Lawrence City Hall on Common Street. The Lawrence commuter rail station, Route 495 and Route 93 connect the city to Boston and the rest of the Merrimack Valley. Most of the city's rental housing predates the 1978 lead paint cutoff, so the Massachusetts lead law and the smoke and carbon monoxide rules apply to nearly every unit we would manage.
What owners in Lawrence deal with
Lawrence's rental unit inspection ordinance, Chapter 15.14 of the city code, requires owners of rental units, condominium units included, to register with Inspectional Services by March 31 each year, at $15 per unit on renewal up to $1,500 per building, and new owners must register within 30 days of closing. Units must be inspected against the state sanitary code at least once every three years, at $100 for buildings with up to three rental units, $200 for four to six and $400 for seven or more. Buildings of three or fewer units with the owner living in one are exempt. Inspectional Services is at City Hall, 200 Common Street, Room 209. City trash pickup covers residential buildings of six units or fewer; at seven or more, the owner has to hire a private hauler.

Switching managers, or done doing it yourself?
Most Lawrence owners and boards call us for one of two reasons: their current manager has gone quiet, or running the building themselves stopped being worth the evenings. We take over without a gap, from 6% of rent or $50 per door. How switching works · What a manager takes off your plate · Free rental analysis
