What managing property in Hamilton actually involves

Hamilton's multi-unit housing is a small set of condominium communities and converted houses near the town center and the Wenham line. The rest of the town is single-family, estates and farms. Boards here manage private roads, septic and landscaping along with the buildings.

Town departments are at Hamilton Town Hall on Bay Road. The Hamilton/Wenham commuter rail station and Route 1A connect the town to Beverly and Boston. Commercial buildings cluster downtown along Railroad Avenue.

What owners in Hamilton deal with

Hamilton has no public sewers. The town's 2023 septic loan program proposal says all of its roughly 2,800 homes use septic systems, so every condominium building here depends on one. The town licenses Title 5 inspectors and publishes a list of those licensed to work in Hamilton, and any septic work inside the Conservation Commission's jurisdiction needs the commission's approval, filed separately from Board of Health review. Town water comes from wells in the Ipswich River basin. The School Street well has been offline since October 2021 because of PFAS, and a seasonal outdoor water bylaw bans mechanical lawn watering from 8 a.m. to 8 p.m., May 1 through September 30, which affects association irrigation systems. Town Hall is at 577 Bay Road in South Hamilton.

Switching managers, or done doing it yourself?

Most Hamilton owners and boards call us for one of two reasons: their current manager has gone quiet, or running the building themselves stopped being worth the evenings. Hamilton questions

Do you manage condo associations in Hamilton?

Yes, associations of six units and up.

When can a Hamilton condo association run its irrigation?

From May 1 to September 30 the town's seasonal outdoor water bylaw bans mechanical watering from 8 a.m. to 8 p.m., and Level 1 drought rules apply: watering before 9 a.m. or after 5 p.m., one day a week. Stricter drought levels limit or ban it further.

Local rules change. Information about Hamilton ordinances and offices was checked in October 2026 and is general information, not legal advice. Confirm current requirements with the city or town before relying on them.
