What managing property in Merrimac actually involves

Merrimac's multi-unit housing is a few converted houses and small apartment buildings near the town center, condominium communities on the edges of town, and older two and three families along Main Street and Broad Street. The rest is single-family and rural. Lead paint and old mechanicals are part of the work in the older buildings.

Town departments are at Merrimac Town Hall on School Street. Route 110 and Route 495 connect the town to Haverhill, Amesbury and the rest of the valley; there is no commuter rail.

What owners in Merrimac deal with

Merrimac's Board of Health requires a Certificate of Compliance for rental units, and a dwelling unit has to be certified before it is reoccupied after a tenant moves out. The 2006 regulation sets a $40 per-unit inspection fee that includes one reinspection, and the board must inspect a vacant unit within seven working days of receiving the application and fee. Occupying a unit without a certificate carries a $100 per day penalty. Building, electrical, plumbing, gas and sprinkler permits go through Inspectional Services at 4 School Street, and they are filed online only, with paper applications no longer accepted. Town Hall is at 2 School Street. The town runs its own wastewater treatment plant and pump stations, and the Board of Health also has regulations for private wells and subsurface sewage disposal systems.
